According to the statistics, there are 5.3 million houses in Istanbul and about 560 of these housing houses are branded housing projects. The rate of branded housing in Istanbul is only 11 percent of total housing stock. This rate was determined as 7.7 percent in 2014, 9.5 percent in 2015 and 11 percent in 2016. Looking at the TURKSTAT data, the number of apartments in Istanbul is 5 million 283 thousand 844 in 2015, 5 million 311 thousand 460 in 2016 was determined. Accordingly, the number of apartments increased by 0.5 percent per year.
According to the survey, the branded residential projects in the districts of Ataşehir, Kartal, Kadıköy and Sancaktepe in the vicinity of Istanbul Anatolia have a large share in the total branded housing projects in the Anatolian side. In the Istanbul European side, the cities with the biggest share in the branded housing projects are Esenyurt, Beylikdüzü, Küçükçekmece, Başakşehir, Şişli and Bakırköy.
In the study of EVA Real Estate Appraisal’s analysis of Anatolian and European side data, Bagdat Street near Anatolia and Fulya-Sisli-Buyukdere-Bomonti in the vicinity of Anatolia were the highest regions in terms of sales per square meter. According to this, it is determined that the region with the highest weighted average unit sales price in Anatolia is Bagdat Caddesi and the region with the lowest unit sales value is Sile. While the average unit square meter sale price in Bağdat Caddesi is approximately 17,500 TL, it has been observed that this value has dropped to approximately 2,900 TL in Sile region.
