As known “crazy project” named Kanal İstanbul increased the housing prices near, Arnavutköy, Başakşehir and Küçükçekmece. TSKB Real Estate Appraisal examined the change in land and real estate prices for the last seven years in the clarifying course of the Kanal Istanbul Project for Ekonomist Magazine. According to a report in Ekonomist Magazine, the values of land and real estate on Kanal Istanbul route have increased considerably.
Significant price increase in Arnavutköy
Housing prices in the 22 regions of Arnavutköy, Küçükçekmece, Avcılar and Başakşehir districts showed an upward trend. In Arnavutköy, the district center and Hadımköy are the most valued regions, and in 2010, housing prices, which were between 700 and 1000 TL / m2, have risen to 2 thousand and 2 thousand 600 square meters today.
Land prices increased too
Land prices in Arnavutköy also increased. For example, in Balaban village, field prices, which are 6-8 TL per square meter in 2010, have reached 200-250 TL today, while field prices in Yeniköy, which is 60-70 TL / m2 in 2010, now cost 750-850 TL / in Karaburun Karadeniz land price of 220-250 TL / m2 in 2010, today reached the level of thousand 300-thousand 600 TL / m2.
Project work in progress
The project was announced that the first excavation was planned to be done this year, but the general expectation is that the project will be slipping into the coming years. While the road and rail transit routes in Kanal Istanbul Project are determined, 11 routes have been defined from TEM Highway Transit to D-100 Highway Transit, Subway and High Speed Train Transit. Within the scope of Kanal Istanbul project, planning studies of projects like port, logistic center, artificial island are continuing integrated with canal route.
